You've probably been here before

The last build is why you're reading this.

The change orders never stopped.

The contract price wasn't the price. The budget went sideways on items you never saw coming.

You had to babysit the GC.

Chasing answers, catching errors, reviewing the schedule yourself. You hired a builder and got a second job.

The proposal was vague.

You couldn't tell what was actually included until the gaps showed up mid-project — and became your problem.

A scope gap turned into a fight.

A design omission no one caught early became a standoff over who pays. Maybe it reached lawyers.

None of that is the cost of doing business. It's the cost of the wrong builder. Here's how we work instead.

What we do differently

A builder you delegate to — not one you manage.

01

We bid full scope

We bid on the documents and price the whole job — not a low number that fills in later through change orders. We built our own bidding software to enforce it.

Proof: BidPack, our proprietary bid-management platform (v4.2), pulls full-scope coverage from subs on every job.
02

We don't shop prices

We don't take a sub's number and beat them up with it to squeeze a competitor. It's in our proposal package in writing — a moral stake most GCs won't put on paper.

Proof: a loyal, long-standing sub list in the SW WA / Portland trade community — the same relationships built over four decades.
03

We handle the messy middle

When a scope gap or design omission shows up, we name it precisely, distribute responsibility honestly, and make measured good-faith concessions to keep the job moving.

Proof: fairness-first dispute navigation — we resolve in the field what other GCs turn into a standoff.
04

Principals in the trenches

Three principals with 80+ years of combined field experience — fluent in the documents, the delivery methods, and the trades. Not a team being managed. A team that's done the work.

Proof: Ric Samaduroff or Ryan Simonson on-site through construction on your job.
"We bid on the documents. We do not shop prices."
It appears in every proposal package we send. We'd rather lose a job than win it by being the kind of builder this site is about.

Named jobs. Real dollars. Recently.

Who you'll work with

Third generation. Fourth decade.

Union Corner was founded in 1981. Jeff, Ryan, and Marc Simonson carry three generations of family commercial construction experience, and the practices that built this reputation: loyal to subs, paid on time.

That's the conversation we start with. Tell us about the project — and the one before it. We'll tell you, honestly, whether we're the right builder for it.
